What usually gets in the way

  1. Fault reports by phone and email

The tenant calls, someone writes it down and the job is passed on. After that nobody knows whether it was fixed.

  2. The same questions every week

When is the plumber coming? Where's my lease? How do I book the laundry room? The answers exist, just not where tenants look.

  3. Jobs without history

Without a history per flat and building, it's hard to see what keeps coming back and what it costs.

  4. Systems that don't talk

Rent notices in one system, jobs in another and bookings on a sheet in the laundry room.

Property systems
Leases, units and tenants come from the system you already use, when it has an API.

Notices about planned work and when a job is done.

How it works

  1. Prototype and design system

Tell us what you want to build and we'll make a clickable prototype and a design system for it. Free, so you see what you get before you decide. If a project doesn't need a prototype, we do a free audit or workshop instead.

  2. Needs, requirements and plan

We go through how you work today and what gets in the way. It becomes a requirements document and a plan where what makes the biggest difference gets built first, and a proposal with a fixed price per stage.

  3. Kickoff workshop

Us, you and the people who'll use it, in one room. We agree what's included and walk out with a plan and the first stage under way.

  4. Follow-up

We build in short rounds with a demo after each. After launch we follow up against the goals and improve what matters most.

More on how we work

Why a micro studio?

Property companies and housing associations often have one thing that causes more trouble than everything else, like fault reporting or bookings. We start there, build something that works and connect it to what you already have. You don't need to replace the whole system to sort out one part.

We are three people: Christos Potamitis, Olof Öhrn and Max Rosberg Somerlock. The people you meet in the first meeting are the same three who design, build and run it afterwards.

  • The same people all the way

Olof is your contact from the first meeting through the whole project, and the three of us work so closely that what you tell us reaches the people who build.

  • Quick decisions

Questions get quick answers and decisions get made in the meeting. You talk directly to whoever can answer, not someone who has to go and ask.

  • A fixed price per stage

The project is split into stages with a fixed price for each. You know what the next step costs before it starts, and you can change direction between stages.

  • A network for the rest

What we don't do ourselves, such as IT operations and infrastructure, is done by hand-picked partners. You still have one contact: us.

It also sets a limit, and we're honest about it. We take on a few projects at a time, and if we're not right for yours, we'll tell you on the first call.

Frequently asked questions

  • A tenant portal is a signed-in page where tenants find their lease, rent notices, building information and their own cases. It means fewer calls and emails to the property manager.
  • Yes. BankID is the most common way to sign in securely in Sweden, and it works for the portal, fault reporting and bookings.
  • Yes. Booking shared spaces, reporting faults and informing members work the same way for an association as for a property company. The solution is scaled to your size.
  • No. The portal and fault reporting connect to the system you have, so tenants and units only need to exist in one place.
